What lifts a plot’s price, and what pulls it down
Two plots of the same size on the same street can be lakhs apart. This is why. Everything here is either something we have seen on the ground in DHA Lahore, or something every honest dealer will tell you.
What lifts the price
- Corner plot
Two sides open on to a road. The cut corner is not a loss — that land stays with the owner, and every corner plot in DHA has it.
- Facing a park
Nobody can ever build on a park, so the open view is permanent. It is the cheapest premium in DHA and the one that holds its value.
- Possession is with the owner
You can start building instead of only holding the file. A block that is fully possession sells faster than one that is not.
- More sides open
Light, air and a second entrance. Two-side-open plots are asked for by name.
- Extra area
Some plots run larger than the standard size for their category. The extra is paid for at the same rate, so it is real value.
- Wide front
A wider front than DHA’s standard for that size gives a better elevation and a better house.
- Wide road in front
40 ft is DHA’s narrowest. Anything wider than that is worth money — 50, 60, 80 ft each carry their own premium.
- Masjid within walking distance
Families ask about this first. Note the difference: near a masjid lifts the price, directly facing one does not.
- Level with the road
A plot that is level needs no filling. A plot sitting a few feet below the road costs lakhs to raise before you lay a single brick.
- A settled, built-up block
Neighbours already living there means water, electricity, security and shops are working. An empty block is a promise; a settled one is a fact.
What pulls it down
- A gala — a lane in from outside DHA
A six or seven foot lane squeezed between two plots that connects DHA to a colony outside it. People who do not live in DHA walk through all day. Plots around a gala sell below the same plot two streets deeper in. Note the difference: a way in from another DHA block does not do this at all.
- In litigation
The heaviest loss of all. A plot under a court case sells far below a clear one, and the case can outlast the buyer’s patience.
- No possession yet
You can hold it, but you cannot build on it. Your money sits still until DHA hands over.
- DHA’s outer boundary behind or in front
Whatever lies on the other side is not DHA and DHA does not control it. Security, noise and the view all depend on somebody else. Go and see the far side before you decide.
- Overhead water tank on the face
A tall, plain concrete structure that never moves, plus the pumping noise. It takes a clear cut off the rate.
- Directly facing the masjid
Near a masjid is an advantage. Directly facing one is not — five times a day there is traffic, parking and noise right at your gate.
- Facing commercial
Good for rent, hard to live on. Shoppers park at your gate, and the noise runs till late.
- Transformer, pole or DB box in front
It sits in your view, in your gate line, and people worry about it. Small things, but every buyer mentions them.
- Manhole at the gate
Smell in summer, and the sewer men lift it open in front of your house.
- Below road level
Filling costs money before you build, and in heavy rain the water comes to you first. Always ask how deep, in feet.
- Wedge or odd shape
A plot that narrows towards one end wastes area you have paid for. The map area and the usable area are not the same thing.
- Narrow front
Less than DHA’s standard front for that size means a narrower house and a poorer elevation.
- Facing a graveyard
Many buyers will not take it at any price, and the ones who will expect a discount. Worth knowing before you go and see it.
- Electricity not underground
Poles and wires overhead, a pole outside somebody’s gate, and a worse look to the whole street. Blocks with underground wiring sell higher.
- An area outside DHA right next door
A colony or village abadi against the boundary changes who walks the street, and it shows in both the price and the standing of the block.
Check these before you buy — or rent
- ☑ Is it level, or how many feet below the road?
- ☑ Pole, transformer, DB box or manhole in front?
- ☑ Does it face a park, a masjid, a water tank or commercial?
- ☑ Is DHA’s outer boundary behind it or in front of it? What is on the other side?
- ☑ Is a gala — a lane in from outside DHA — nearby?
- ☑ How wide is the road in front, in feet?
- ☑ Is possession given for this block?
- ☑ Is the electricity underground here?
- ☑ Is there any court case on the plot? Ask, and ask again.
- ☑ Walk the street once at six in the evening. That is when you learn who lives there.
