Where this plot sits on the ground
103What DHA's register says about it
This is DHA's own entry for the plot. Every dealer selling it is selling this.
Front, depth and area — measured off the map
Read off the plot's own outline on DHA's map. No dealer supplied these numbers, and nobody typed them in by hand.
Standard front, but it stops sooner at the back — less ground behind the house. What the plot types mean
Please note.Every measurement here — the sides, the area, and any excess area — is our own reading of DHA's map, not a survey and not an official figure. For the exact numbers, ask DHA or apply to them for this plot's site plan.
The cut corner, and why it does not lower the price
DHA cuts a small piece off the corner of every corner plot, so the front measures a little shorter than the plot's full width. That cut land still belongs to the owner, and every corner plot in DHA has it. Dealers and buyers do not count it against the price. A corner plot sells for the same as a standard plot of its size, usually a little more — and it is called a standard plot, not a non-standard one.
On this plot the front measures 92 ftalong the road because the corner is cut, while the plot's full width is 92 ft. Both are in the table of sides below. The size you are buying is the full width.
Our own measurement across DHA agrees: a corner 1 Kanal plot covers 4,826 sq ft on average against 4,492 for one that is not on a corner — 334 sq ft more, not less.
Papers, possession and what a buyer must check
DHA's map says nothing about either of these. Possession comes from DHA's own possession notices where one has been issued for this plot; the rest comes from our own enquiry, and where we have not enquired yet, it says so.
Possession is given. Every plot in A Block is possession except sector shop plots 22 to 32, and no other plot in this block is in dispute.
Development in this phase is complete — roads, electricity, water and sewerage are all in.
What we saw when we went there
These stay empty until somebody from our side stands on the plot. An empty box is honest; a guessed one is not.
Why this plot is worth more — or less — than the one next to it
Two plots, same block, same size — and one still fetches more. These are the reasons.
Pushes the asking price up
- Corner plot — two sides open on to a road. The cut corner takes nothing away: that land stays with the owner, and every corner plot in DHA has it
- 3 sides open, not just the front
Pulls the asking price down
- 268 sq ft smaller than the usual 2 Kanal here (3% short)
- Runs only 94 ft deep against DHA's usual 120 ft

How big this plot is
Non-standard plotEither it sits on a corner, or DHA’s outer boundary runs along its back.
This is not the exact site plan. We have drawn it ourselves with the help of AI, and its dimensions may be wrong. For the exact site plan, please go to the relevant DHA counter.
Every side of this plot
5 sides, measured off DHA's own map. Left and right are as you stand on the road looking at the plot. Directions are true north, not the map's top edge.
| Side | Length | Faces | On the other side |
|---|---|---|---|
| Back | 112 ft | South182° | Plot No. 102/1 |
| Right side | 65 ft | East97° | Road, Plot No. 104 opposite |
| Cut corner | 28 ft | North East53° | Road, Plot No. 212 opposite |
| Front | 92 ft | North348° | Road, Plot No. 213 opposite |
| Left side | 72 ft | West268° | Plot No. 81 |
| All round | 369 ft | encloses 8,685 sq ft — about 1.93 Kanal (38.6 Marla) | |
The cut corner is DHA's own splay, on every corner plot. It shortens the front as measured, but the land stays with the owner and no dealer prices it down.
Which way it faces
The front looks North (348°). So this is a north facing plot.
The sun comes over the front on an east-facing plot and over the back on a west-facing one — which decides where the shade falls and which rooms stay cool.
Qibla from this plot
The qibla lies at 261° (roughly west, a little south), which is 3° off this plot's walls.
The qibla runs almost square with the plot, so a prayer mat sits straight along a wall.
The same direction matters for the washrooms. A Muslim does not sit facing the qibla or with the back to it, so the WC should be set across the qibla line rather than along it. Tell your architect the qibla bearing before the plan is drawn, not after the walls are up.
