About this block

A Block is the first block of Phase 1 as you come off Main Boulevard, and it is fully built out. It has eleven streets, its own Jamia Masjid, one family park, and three separate stretches of sector shops. We have walked every street of it ourselves. Two things a buyer should know before anything else: of the sixteen sector shops shown in portion 3, only five actually stand on the ground — the other eleven have no possession and the land looks caught in litigation; and the green area shown as plot 25 on every map is really plot 24 on the ground.

Buying or renting a sector shop here? Prefer portion 1. Business has little chance in portions 2 and 3 — plenty of people walk past them, but they are passers-by, not buyers. Most shops in those two portions lie empty.

Ali Magsi Road starts where D Block and F Block meet. It passes in front of the Askari 8 and Nishat Colony entrance — the two names belong to one and the same entrance — and by the Street 1 entrance it joins Main Boulevard DHA. One thing matters most: inside A Block, Ali Magsi Road, Street 1 and Street 10 are one and the same road. Ali Magsi Road is simply the other name of Streets 1 and 10.

This is the main road — easy to reach and easy to leave.

There is no service road. The Boulevard's traffic brings noise, smoke, dust, vibration and rush — it costs you your peace, and it costs you money too: more maintenance, more cleaning, more staff. DHA has built 3 underpasses and 2 bridges on Main Boulevard which solved a lot, but traffic still jams at times, and when it does, the people living on this road feel it first.

  • DHA's record shows 32 commercial (sector shop) plots. On the ground only 21 exist. The missing 11 are all in portion 3, where the land looks to be in litigation.
  • In the residential record, plot 227 does not appear on DHA's map at all, yet a house stands on it. The plot beside it — opposite 57/2 — has a boundary wall but no number on it. It may be 228; that is not certain.

  • Every plot in this block is possession — the whole block.
  • The electricity here is not underground. That pulls values down.
  • Every road in this block is 40 ft — the narrowest width DHA uses. That pulls values down as well.
  • The entrance from Nishat Colony lowers both the price and the standing of this block. Askari 8 and Nishat Colony face each other, so people from both come into A Block through the same entrance.
  • DHA's map has no plot 227, yet a house stands on plot 227 on the ground. The plot beside it — the one opposite 57/2 — also looks like DHA land and has a boundary wall, but carries no number. It may be 228; that is not certain yet.
  • Facing the masjid, facing a water tank, or having DHA's outer boundary behind the plot all bring the rate down.
