Measured off the map

Worked out from the plot's own outline on DHA's map — nobody typed these in.

Wider across the front than DHA's usual size, with the depth kept — the front is where a house shows itself, so this is the non-standard people pay more for. What the plot types mean

Please note.Every measurement here — the sides, the area, and any excess area — is our own reading of DHA's map, not a survey and not an official figure. For the exact numbers, ask DHA or apply to them for this plot's site plan.

About the cut corner — this is still a standard plot

DHA cuts a small piece off the corner of every corner plot, so the front measures a little shorter than the plot's full width. That cut land still belongs to the owner, and every corner plot in DHA has it. Dealers and buyers do not count it against the price. A corner plot sells for the same as a standard plot of its size, usually a little more — and it is called a standard plot, not a non-standard one.

On this plot the front measures 88 ftalong the road because the corner is cut, while the plot's full width is 91 ft. Both are in the table of sides below. The size you are buying is the full width.

Our own measurement across DHA agrees: a corner 1 Kanal plot covers 4,826 sq ft on average against 4,492 for one that is not on a corner — 334 sq ft more, not less.

Papers and possession

DHA's map says nothing about either of these. Possession comes from DHA's own possession notices where one has been issued for this plot; the rest comes from our own enquiry, and where we have not enquired yet, it says so.

Development in this phase is complete — roads, electricity, water and sewerage are all in.

DHA’s outer boundary runs along one side of this plot. A boundary is a wall, not a road — so that side does not count as open, whatever the map’s side count says.

What lifts this plot's price, and what pulls it down

Same block, same size, two plots — these are the things that make one cost more.

In its favour

  • Corner plot — two sides open on to a road. The cut corner does not count against it: that land stays with the owner and every corner plot in DHA has it
  • 2 sides open, not just the front
  • Excess area — 2,152 sq ft more than the usual 2 Kanal here (24% extra), and it is paid for at the same rate
  • Front is 91 ft against DHA's usual 75 ft for this size
  • Faces a commercial area — good for rent, noisier to live on
  • Park within a short walk

Against it

  • DHA's outer boundary runs along one side of it. A boundary is a wall, not a road — whatever is on the far side is not DHA's and DHA does not control it

All round415 ftencloses 11,105 sq ft — about 2.04 Kanal (40.8 Marla)

The cut corner is DHA's own splay, on every corner plot. It shortens the front as measured, but the land stays with the owner and no dealer prices it down.

Which way it faces

The front looks North (360°). So this is a north facing plot.

The sun comes over the front on an east-facing plot and over the back on a west-facing one — which decides where the shade falls and which rooms stay cool.

Qibla from this plot

The qibla lies at 261° (roughly west, a little south), which is 9° off this plot's walls.

The qibla runs almost square with the plot, so a prayer mat sits straight along a wall.

The same direction matters for the washrooms. A Muslim does not sit facing the qibla or with the back to it, so the WC should be set across the qibla line rather than along it. Tell your architect the qibla bearing before the plan is drawn, not after the walls are up.
