253What DHA's register says about it
This is DHA's own entry for the plot. Every dealer selling it is selling this.
Front, depth and area — measured off the map
Read off the plot's own outline on DHA's map. No dealer supplied these numbers, and nobody typed them in by hand.
Wider across the front than DHA's usual size, with the depth kept — the front is where a house shows itself, so this is the non-standard people pay more for. What the plot types mean
Please note.Every measurement here — the sides, the area, and any excess area — is our own reading of DHA's map, not a survey and not an official figure. For the exact numbers, ask DHA or apply to them for this plot's site plan.
Papers, possession and what a buyer must check
DHA's map says nothing about either of these. Possession comes from DHA's own possession notices where one has been issued for this plot; the rest comes from our own enquiry, and where we have not enquired yet, it says so.
About 90% of this phase is developed. The remaining 10% is moving fast.
What we saw when we went there
These stay empty until somebody from our side stands on the plot. An empty box is honest; a guessed one is not.
Why this plot is worth more — or less — than the one next to it
Two plots, same block, same size — and one still fetches more. These are the reasons.
Pushes the asking price up
- 2 sides open, not just the front
- Excess area — 372 sq ft more than the usual 5 Marla here (33.1% extra), and it is paid for at the same rate
- Front is 28 ft against DHA's usual 25 ft for this size
- Park within a short walk
Pulls the asking price down
- Nothing we have found
Every side of this plot
5 sides, measured off DHA's own map. Left and right are as you stand on the road looking at the plot. Directions are true north, not the map's top edge.
| Side | Length | Faces | On the other side |
|---|---|---|---|
| Front | 30 ft | North22° | Road, houses opposite |
| Left side | 50 ft | West290° | Plot No. 254 |
| Back | 28 ft | South West204° | Road, Plot No. 264 opposite |
| Right side | 50 ft | South East114° | Plot No. 252 |
| Cut corner | 2 ft | North East55° | Plot No. 252 |
| All round | 160 ft | encloses 1,496 sq ft — about 6.6 Marla | |
The cut corner is DHA's own splay, on every corner plot. It shortens the front as measured, but the land stays with the owner and no dealer prices it down.
Which way it faces
The front looks North (22°). So this is a north facing plot.
The sun comes over the front on an east-facing plot and over the back on a west-facing one — which decides where the shade falls and which rooms stay cool.
Qibla from this plot
The qibla lies at 261° (roughly west, a little south), which is 31° off this plot's walls.
The qibla cuts across the plot at close to a diagonal, so a prayer mat will not line up with any wall. Worth keeping in mind when the rooms are laid out.
The same direction matters for the washrooms. A Muslim does not sit facing the qibla or with the back to it, so the WC should be set across the qibla line rather than along it. Tell your architect the qibla bearing before the plan is drawn, not after the walls are up.
NorthEastSouthWestNorthSite plan of this plot
This is not DHA’s site plan. It is a drawing we have made from DHA’s own map, to the same shape and the same proportions, so you can see how the plot sits before you visit. The exact site plan, with DHA’s own measurements and stamp, is issued by DHA — apply for it at the DHA Head Office, Main Complex.
