Not a joint venture — DHA built this one itself. Six blocks, a 35-shop mall, and the clearest ten-year price record of any building in DHA Lahore.

It is DHA's own building, not a joint venture

DHA's own 2022 brochure prints it in bold on the location page: DHA owned project. The project's own website repeats it. Penta Square was designed, built and sold by DHA Lahore, with no private development partner that we could find named anywhere.

DHA's own project page for Penta Square is one of the worst on its site: it gives the address as a street in "Santa Ana, Illinois" and carries two paragraphs of Latin placeholder text. Every number on that page — including a 2021 commencement date that contradicts everything else — should be ignored.

The apartments

Five of the six blocks are residential, in studio, one, two, three and four-bed layouts plus penthouses. DHA's brochure gives sizes block by block: in Block A a one-bed runs about 1,239 square feet, a two-bed 1,702 and a three-bed 2,056. In Blocks C and D a one-bed is about 1,130 and a three-bed maisonette 2,260. In Blocks E and F a one-bed is 797 and a two-bed maisonette 2,110.

Kitchens came fitted with European appliances and the floors in Turkish tile and laminate — the specification DHA published when it sold them.

Ten years of price, in one line

This is the most useful thing on this page. Penta Square launched on 31 December 2015 at a flat Rs 13,900 per square foot, with premiums for green-facing and corner units — 15 per cent down and the rest over ten quarterly instalments. A 2018 direct-allotment offer was Rs 17,500.

In September 2026 the same building had 53 apartments on the market for sale and 151 on rent. Asking prices ran from about Rs 2.15 crore to Rs 7.45 crore, working out to roughly Rs 26,000 to Rs 61,000 per square foot, with the smallest studios carrying the highest rate per foot. Rents ran from about Rs 1.35 lakh to Rs 3.5 lakh a month, the spread mostly explained by furnishing.

Set the two ends together: about Rs 13,900 a foot at launch in 2015, about Rs 30,000 a foot at the midpoint today. Roughly 2.2 times in ten years. That is a real, checkable number — not a projection — and it is the kind of figure worth knowing before anyone quotes you a guaranteed return.

The delay, stated plainly

Launched December 2015 with completion talked about within two years. Grey structure was around 75 per cent in May 2018. Possession was handed over on 21 June 2022. That is roughly four and a half years later than the talk at launch. We state it because it is a fact from dated sources, and because it is the honest yardstick for every under-construction project on this hub.

The mall — what we will not claim

Block B is the mall, and DHA's brochure says it holds 35 shops with loading docks, express lifts and escalators. What the brochure does not do is name a single tenant, and neither will we. We found no verifiable list of brands operating inside it, and one 2026 guide to Lahore's twelve main malls does not mention Penta Square at all.

Search results do attach some well-known store names to it, but the same names belong to Goldcrest Mall in Phase 4 and look like a mix-up between two projects. We would rather leave this blank than print a brand that is not there.

What is in the building

  • Separate rooms for drivers and household staff, a porter service and a garbage chute
  • A water recycling plant, fire safety system, storage rooms and wheelchair access

Common questions

Is Penta Square a DHA joint venture?

No. DHA's own brochure calls it a DHA owned project, and no private partner is named anywhere. It sits on DHA's projects list, which is probably where the joint-venture label came from.
