Every field, explained

Your monthly income (Rs)After tax, what actually arrives. Add a co-applicant's income if you are applying together.
The house instalment (Rs)The one you are about to take on. Get it from the instalment calculator first.
Every other instalment (Rs)Car, personal loan, credit card minimum, committee. Everything the bank will see on your statement.

How the answer is worked out

  1. The two instalment boxes are added together.
  2. That total is divided by your income and shown as a percentage.
  3. Above 35% the figure turns red, because that is where most banks in Pakistan stop.

41% of income — above the usual limit. Clearing the car would bring it to 30% and change the bank's answer entirely.

Mistakes people make

  • Leaving out the credit card because you "always pay it off". The bank counts the minimum payment anyway.
  • Using gross income instead of take-home.
  • Counting a bonus as monthly income.

What it does not do

  • It is a rule of thumb, not a policy. Different banks use different ceilings.
  • It ignores your savings, which matter to a bank almost as much.
  • It says nothing about whether the instalment is comfortable for you — only whether a bank will allow it.

Questions

My figure is 38%. Is it hopeless?
No, but expect a smaller loan or a longer term. Clearing one running instalment is usually the fastest fix.
Does rent count as an instalment?
Not usually, because it stops when you move in. If you will keep paying it, include it.
