These are DHA’s own published figures for this year, not our estimate. Even so, confirm them at the DHA transfer office before you pay. This page is for a plot — a built house is charged differently.
How to use it
- Phase and block. DHA does not charge the same in every block. Phase 6 has one chart for C, M and N Block and a different one for the rest. Phase 8 has a separate chart for S, for X, for Y, for T&W, for U&V, for Ivy Green and for Broadway. Pick the one your plot actually sits in — the wrong block gives the wrong figure.
- Size. Residential sizes run from 5 Marla to 2 Kanal; commercial from 2 Marla to 8 Marla. The list says which is which.
- What is being transferred. A plot, an allocation file or an affidavit file — they are not charged the same. The note further down explains the difference.
- Filer or non-filer. This is the single biggest lever on the whole bill. A non-filer buyer pays 10.5% of the FBR value instead of 1.25%.
- Read three figures. What the buyer pays, what the seller pays (236C, which is the seller's own tax), and the two added together. The table underneath breaks the buyer's side into every single charge.
Allocation file and affidavit file — why one is cheaper
This is the part no chart tells you, and it is the reason two files of the same plot carry two different prices.
Whatever a plot transfer costs in a phase, an allocation file of that same phase costs exactly the same. On an affidavit file you only pay DHA's membership fee and transfer fee in every phase, and nothing else. That is why an allocation file is cheaper. For example: an allocation file at 90 lakh plus 8 lakh of transfer cost comes to 98 lakh in total — and the affidavit file of that same phase is selling at 98 lakh.
In numbers: one Kanal in Phase 6 costs a filer buyer Rs 1,151,828 to transfer as a plot — and the same Rs 1,151,828 as an allocation file. As an affidavit file it is Rs 370,500: the transfer fee and the membership fee, and that is the whole bill.
What each charge is
Eleven charges make up the bill. Nine of them are DHA's and the province's; the last two are FBR's.

FBR value and DC value are not the market price
Two official valuations sit at the top of every chart, and every percentage in the bill is taken off one of them. They are government figures for tax purposes — the price you actually agree with the other party does not change them, in either direction.
FBR value carries 236K and 236C. DC value carries the e-stamp, the stamp duty and the TTIP tax. In most DHA phases the two are the same number; in Phase 1 they are not, and the chart shows both.
What being a filer is worth, in rupees
Take one Kanal in Phase 6, outside C, M and N Block. Nothing changes except whether the two sides are on the FBR's active taxpayer list:

What this page does not cover
- A built house. These charts are for a plot. DHA charges a house differently, and we are building that calculator separately.
- Inheritance and gift transfers. A transfer to an heir or a gift inside the family runs on different rules and different paperwork.
- Anything owed on the plot. Unpaid instalments, the non-construction penalty, utility dues — those are cleared before an NDC is issued and are not part of this bill.
- DHA EME Society. The Phase 12 chart says “except EME” — EME has its own schedule, which is not in this set.
- Dealer commission and lawyer's fee. Whatever you agree with them is on top of everything here.
- Next year. This schedule runs to 30 June 2027. After that date every figure on this page is stale until DHA publishes the new chart.
We do not normally publish rates that change — a wrong figure costs a real person real money. This page is the one exception, and only because DHA publishes these figures itself, states the period they cover, and we print the source and that period on every screen.
